So, my question to Nick, having been in this arena recently, why aren't these gurus nailed for their advertising ploys of misinformation like the other instructor advocating illegal conduct?

How investments are advertised or marketed has a direct affect on the perception of whether the investment is a security or not.

When looking on the MLS, there is very little available / advertised.

I get dozens of hard money advertisements from California (since that is where I used to live), but nothing from Idaho...

Some of the boiler plate "sale contracts" used by some are clearly brokerage arrangements with terms allowing the wholesaler to avoid buying, pretty silly stuff.There are several ways to avoid the regulators in all states as to; the ability to buy, the intent to buy, disclosures that devise a listing agreement and advertising or showing a property to be sold.

I called a few other office complexes and thier advertised sqft was rentable, I had to ask for the usable sqft.

Advertising is data on the opposite demand front and data visualization is simply a form of compressed data (efficiency of learning).

we are advertising it for $1,000 for each apartment which is top rent in Waterbury ct and it looks like we might be able to get that (hopefully)The next thing is getting it rented.
