I have a rental available and was contacted by a New Jersey (NJ) organization called Bridgeway Community Partners in Mental Health aka Bridgeway Rehabilitation Services.It sounds like they send out their own inspector to ensure habitability of the property and then they pay for security deposit and monthly rent until tenant gets on their feet.

People that have service businesses; restaurants, car washes, dry cleaners, IT companies, contractors, health care practices, real estate brokerages, real estate developers, law firms, etc.

However you would be better off leasing the space to a solid credit tenant and giving away the profits (plus the amount you will lose on the juice bar) to a local health charity of your choice.

We were successful builders, building small commercial projects (office parks, office buildings, office/retail condos, medical/dental clinics, etc.)
