local community bank.. and local credit unions.. those are the one's that provide these facilities ... you usually need to be a customer and have a relationship with the bank. and you have to have some wherewithal all  IE significant cash in their institution or 2 or 3 years of tax return showing significant income.

As an insurance adjuster, I occasionally get customer's calling me saying they gave the money to someone and they just disappeared on them.

Then as you start  dealing with nickel and dime customers, employees, lost inventory, learning curve, etc.

but I truly believe it will make me a great investor someday by learning how to actually do this (build rapport, negotiate and sell).In the last 3 months, I have become very focused on driving for dollars (literally every street) in my farm areas as well as new areas and have created custom lists based on this criteria:1. 

My house has hardwood floors, granite, stainless steel appliances, an upgraded master bath and some custom carpentry/wainscoting in the entry way hall and up the stairs.There have been a couple recent comps at 1700/mo and 1850/mo (the latter being another model like mine with only upgraded floors).

We're looking for cabinets, flooring, lighting, granite, etc.  

I've always wondered about this having seen many kitchen tile jobs that do not go under the cabinets.I tile under the cabinets for this reason.
