So my thought is that I can find out right when a property is beginning the foreclosure process then find out approximately what they owe on the property by looking up the original mortgage and taking into consideration how long they have had the mortgage, and if they owe less than what I would be willing to purchase the property for I could contact them and try to make a deal before the date of the foreclosure auction.

I would like to minimize expenses and would like still to be the first point of contact for tenants, but if there are maintenance issues or other issues requiring someone to be present at the property, I need someone local to go to the property and keep receipts for all maintenance and other expenses.
