I will further clarify on the Buyer Agent are free statement as while that holds often, it is not a given (wrote about the same time as Bryan's, so want to further clarify as he is correct, but often, the Buyer does not pay anything using an agent for a successful purchase).

Water damage ... it all depends on where its coming from in the basement, some water damage causes MOLD ...ughh & if the water drips from a wall source you could also have wood damage, rusted pipes , termites depends what state property is located to get those,You have to have a Home inspector to do a advanced inspection to determine how much damage was done , the more damage the more Money you lose.Good luck!!

I agree with Bryan, you should look for a list company that gets their info directly from the credit bureaus and make sure to get 60 day lates
