Hi,My name is Michael and I am a 29 year old from Murfreesboro, TN looking to invest in my first rental property (thinking a single family or duplex). 

I just spoke to a friend as he is also a landlord but he seems to very loose in his management of properties.

I should’ve specified in my post that my HOA requires a minimum 1 month rental and I have to provide a signed lease for each rental. 

I am marketing toward Subject To prospects and I have never seen this particular topic regarding refinancing sub to brought up before.

Wife and I are about 7-8 years away from retirement (from Atlanta). 

We manage a property in Gatlinburg Falls, and the internet has been down for over a week now. 

I value my freedom and time with my family, and I can't keep commuting 5+ hours a day - I'm not in my 20s anymore.

Any advice would be appreciated, and I really do like the submetering idea but I am open to other ideas as well.

My head is all over the place and I would feel more comfortable doing this as a JV being that it will be my first.
