Account Closed Back in my lawyer days, I helped a nonprofit try to recover $3 million "borrowed" and lost by a former CFO who had a sure-fire method of making a killing through options. 

I have heard people recommend using a percentage of rent but that method doesn't seem practical to me for a variety of reasons.

Have you, or anyone else in the forum used any method and found success with the results?

I want to replace my income with real estate and the BRRRR method seemed like a good way to get there faster than buying a turnkey investment.

There is just not the same apprehension with these methods than picking up an unknown call.

I am new to Bigger Pockets and Real Estate Investing and looking to purchase my first property, preferably using the BRRRR method. 

But in the same method just leveraging their filters to find properties within my criteria per my target market. 

The BRRRR method is my path of investing. 

I didn't see you mention the early withdrawal penalty, which I believe is an additional 10% on top of the taxes for your 401k.What is your actual goal with your investing?

Not sure the exact numbers but it is safe to say almost everyone.So if almost EVERYONE is using these strategies why is it that also almost EVERYONE is still struggling, if those methods worked?
