When choosing a loan officer, make sure you find someone you mesh well with and you trust to have your best interest at heart.

We use a listing broker that charges a nominal fee (under $300) and then we get photos taken ($250) and use the listing showing service to set showings. 

I’m not making much on rent and the house needs HVAC upgrade as well as cosmetic repairs.

It allows us to really serve our tenants well, which in return makes the owners happy.

This would be both a risk mitigation strategy as well as a bite size learning opportunity as I intent to manage close to all aspects of these for at least the short term (want to be an expert in the day-to-day operations before hiring this work out). 

A well written management contract should clearly spell out what is expected of both the PMC and the owner, to PROTECT both and avoid misunderstandings.

Regular check-ins and setting clear expectations have helped me.
