@John U.- I don't mind taking it initially but, I don't want to have to collect cash down the line because I don't live near by.

Although every situation is different and the possibility to succeed using either strategy is possible, I'm curious to hear the opinions of experienced investors to form a realistic view of the market before I go ahead and purchase my first investment. 

I keep hearing all different views, SFR will not make you money, you need multi level units. 

Getting a broad perspectives of views and opinions on your future deals and ideas that comes with being an investor can be extremely helpful.

I have been working diligently to educate myself, and just when I think I understand my best strategy, I learn something else or get clarification that changes my view, and I would love some wisdom! 

I would draw scale floor plans and elevation views of my dream homes for fun.

So my view on marketing might be skewed, but you should at least have gotten some interest I think.
