I see where @David Begley is coming from because there are some wholesalers who make up numbers to push their deals, but the numbers i provide for my houses are verified with comps, they are reliable but not guaranteed numbers.

I would love to JV these with someone who has experience with Bulk portfolios or who has a verified buyer.

My first multi-family purchase has been a disaster, and I probably wouldn't have bought it at all had I verified everything that everyone was telling me.

This way it highlights the parcel and you can verify that the address, parcel number and physical location all coincide.

Did you verify the complaints to see if they were true?

With no experience or guidelines (beyond general) its hard to figure out how to understand and verify the expenses. 

I also need to verify the condition of the property.
