Raj , We are looking for a place which has scuba diving , fishing , shopping and good international schools as we plan to be living there part or full time in the future .

I funded a few hundred deals for folks up in Orlando.. and the major wholesalers they used all had real estate companies and were licensed.. they have since closed shop since wholesaling in any volume is about done in FLA these days....

If they must do it that way, do all your shopping around in a short time span (I think it must be in less than 30 days).

There is no real shopping and outside of fast food, there is no real dining in the area.

The repairs you mentioned seem modest, so i would recommend using your evenings to shop contractors and finding deals on the material you will need.

New investors, or even seasoned ones for that matter, should make sure to shop around for their mortgage. 

It's not like the tenant went out shopping and I changed her locks to keep her out. 

Hey @Ashley Hirtle I’m a local investor in the New Orleans area... if you wanna sit down over coffee and talk shop maybe we can learn somthing from each other.

And in Charleston were i have a few going.. although in states with really long foreclosure times I for one would not offer those rates personally if it was my company.. although many companies still try for the 2 and 12  or 4 and 10 or so forth.. but for those with experience or willing to shop like i said rates are lower..
