Thanks @Waylon ThemerIs there a prequalification process for commercial lending, similar to borrowing for SF, in which a potential borrower would sit with a lender and go through all of the pertinent points around the borrower's capacity to borrow, run through a discussion of the borrower's version of a business plan, and discuss the various alternatives available to the borrow before a specific property is identified or under contract?

I was able to look at it from a completely alternative view and walked on the deal which surely would have been a disaster. 

That said, your friend should approach a broker and quote alternative insurance carriers because it can vary significantly.  

Hey BP family,Had a question- lately I have been somewhat on an alternative funding research kick and I came across a company that none of my flipper or commercial development friends know.

In my case, getting money to invest through basic personal financial management was far easier than finding an incredible deal or using a creative financing solution.My alternative was to attempt to find a screaming deal from a motivated seller.  

A referral based business is idea for sure, but for those of us who don't have a referral system in place yet, we have to come up with alternate means of generating leads.That is junk for a wholesaler who wants to use you for comps with nothing in return.

They're telling us that the only alternative is a 3k reduction in purchase price, but obviously this isn't as beneficial for immediate repairs.Is there another way for the seller to concede 3k so we can have that upfront cash savings for repairs?

The alternative is I offer to pay him a 10-15% investment on his loan of $50k so in return he would only be receiving $5-7.5k.

I knew there had to be a better alternative out there.
