@Ivan Mares,We fund most of our renovations  through credit cards, and then quickly refinance them with an equity loan... my credit went from an 806, to I have seen it go as low as 574, (all b/c funding renovations)... the secret to doing it is make sure you have a few dummy credit cards you never touch, so that way your credit limit ratio is low.

If you haven't already gotten in touch with a Qualified Intermediary, you may be too late for a 1031 anyway - you can't take any proceeds from the sale of the property or the 1031 is void.

@Alex Short Putting security deposits in a separate account is done because those are technically financial liabilities, in that you're responsible for holding onto those funds and not touching them until they're either returned or used, be that partially or fully.

I am currently holding long term in this market.My personal investment philosophy has me buying outside the two loops (I-610 and Beltway 8) around the perimeter of Houston.I stay away from inner city property (older and higher touch management from my experience) but many people I know make money there.I look for mid-late 70's 3/2/2 and 4/2/2 that rent for a minimum of $1000 a month.
