I spend time discussing different tenancy issues with them, maybe informing them that they need to place all of the junk in the corner down in storage, inspect all the sinks and toilets to make sure the water isn't running, and if they are running I will tell them of the importance of calling me.

Soap needs to be refilled, toilet paper replaced, the refrigerator cleaned out, etc.

So my question is how do you track down deadbeat tenant so I can serve them with papers?

The biggest drawback of collecting in cash is the lack of a paper trail, it makes it easier for things to get messy.
