So if you make 10% the first year on $1 of equity (so 1.1x your money), you need to make 10% off the 1.1x starting point (so 1.1*1.1 = 1.21x) to maintain a 10% average CAGR across the two years.In your example, if the $800 per month is after interest, then you made a 38% return (CAGR) for that year ($800*12/$25,000).

I paid the obnoxious neighbor back by running my fence all the way to the street and cutting our conjoined driveways in two, leaving him with barely any room to open his car door, since he had been parking on my property the whole time he was harassing our tenants.The lesson is of course to just get a survey done.
