Network with wholesalers, build a network of reliable contractors (probably the hardest part), and be patient for the right deals.

My experience is mostly in sales and management but I've always had a knack for business organization, i'm patient for the right deals, dedicated enough to achieve my goals, and I learn quickly.

Rates will probably start to climb and the market is pretty hot right now but be patient, there will always be motivated sellers and there are always deals to be had.

Investors in San Francisco will agree that it is a beast of an environment for Real Estate Investments, but if you are patient and understand the opportunities it can be very rewarding.

It's always better to be patient for the right tenant then to accept the wrong one in fear of not getting another.

Regardless of how you decide to educate yourself I would definitely recommend being patient and spending ample amount of time building your educational foundation before you just jump in.
