We own several MH's in various MH parks that we rent because we've been in this industry for almost 3 decades and the park owners trust our judgement in selecting good tenants and we always keep the homes up.My suggestion is to interview some park owners, not managers unless they are the owner, tell them what your plans are and see if they'll play ball with you.

Many of them do allow a temperature adjustment on the hot side, you would need to remove the triim plate and there is most likely a mechanical stop of some kind behind that. 

I think you'll find the same issue with M/F :)There are investors that acquire properties creatively here in CA that do end up cash flowing (interest only loans, seller financing, etc.) but that's a whole other ball game than a normal straight purchase.

Its really a gamble and without a crystal ball, no one knows for sure when that will come to a halt....or ask two economist for their opinion.At the end of the day, to appreciate is an achievable goal and appreciation is a hope and a gamble.  

I'm also not sure if maybe there is a cheaper method of marketing (outside of bandit signs) that could help me to get the ball rolling.

I'm in Vegas, and I have to deal with tenants who don't understand that you have to inch down your temperature on the A/C or you are going to kill the unit.
