Surround yourself with like minded individuals and, like Dan said, listen to podcasts.

I am not in a position where I need the cash or anything like that, seems I need to get a bit more educated on HELOC's and go from there.I am in Palm Coast but actively look in surrounding areas, including Ormond !

Step one is to surround yourself with like minded people.

The city covers less than a third of the Milwaukee metro area, but most stats ignore that and so you get completely missleading information - for example, all our growth happens in the suburbs and surrounding municipalities, the city itself is fully developed, so there can not be any growth.

As Russell said, it makes more sense to find something that works in DC, or even the surrounding areas, like Montgomery County, Northern VA, etc. 

I was just curious what other landlords in the area/surrounding areas pay for utilities so we can properly calculate cost/return moving forward with other properties.

We are looking for great investor friendly GC’s in Charlotte/Concord and surrounding areas!  

There’s also many surrounding towns/cities that are a totally different environment.
