Decent paint in satin or eggshell is still pretty easy to clean and will not highlight every little imperfection and will be easier to successfully "touch-up" when you do turnovers.

They wouldn't have done an appraisal, it would have been just negotiated based upon where the buyer thought they could make money.

Wholesaling can be an excellent entry point, and building a 500+ door business is an exciting vision for long-term success.

How did you find this deal and how did you negotiate it?

Some people have had success purchasing a house as a residence utilizing one of the Government sponsored or Fannie Mae sponsored low down payment program and lived in the house for the prescribed minimum amount of time at which point they moved out and kept it as a rental.
