Cash flipper advice

Hi, I’m concerned that a relation has been misled by a wholesale flipper. 
they have signed a contract for cash sale at significantly below market value. The contract for sale runs to a whopping 3 pages (relevant?) and can find no confirmation that things like advising what actual value of hone is has been done. 
It is being bought by an LLC investment company but can find no record of a real estate license for the LLC or the named compaBy representative.
We are eager to help relative avoid being scammed as she is elderly and lacking awareness of processes not being a US citizen. Is there anything we need to ensure is included in contract or other legal requirements so we can verify this is legitimate and extract her from it if not?
