It's a great Biz, and strongly recommend you get in. 

s strategy is a good one but it will be difficult to find a lender who will provide 100% of purchase and rehab costs until you have established a strong record as a rehabber/landlord.

If the answer is no, then I would strongly consider passing.  

I am not a strong marketer, so wholesaling would not be a strong fit for me.

I strongly feel my skill sets are transferable to this industry & have a desire to learn from the best.

Lots of great connections all over but we also have a very strong and active contingent here in MA on here so make sure to find them (Set up some keyword alerts to find out about local topics) and get connected.Besides doing that on here make sure to get out to some of the many local investor events we have.  

So for me it is a combination of knowing how much worse my life could be if I hadnt found real estate, asuming that I would even be alive today, and a very strong desire to help other people climb out of their problems. 

I strongly suggest networking and building up relationships because they will help you get through those first investments.
