I personally read each and every line of the lease with the applicant in detail and discuss each line and how it is enforced.I make it crystal clear that each and every clause is strictly enforced, I am not interested in hearing excuses (their personal life is not my business) and note that there is a steep learning curve if they have had landlords in the past that do not inforce their lease.I explain that late payments are not tolerable, for any reason, and that any repeated late payment situation will be a automatic eviction notice regardless of the reason.My goal is to only have tenants that choose to be my tenant based on my policy of strict enforcement of the lease and that those that do not agree should reconsider renting from me.
