3 bed 2 bath townhome.

I found a great 3 bed, 3 bath townhome with a pool that is less than 1,000 ft from the water with an HOA of $175 a month.

What is the layout (#beds/#bath)?

I am planning to have 2 bedrooms and a full bathroom (sink , toilet ) with a shower cubicle instead of a full bath + shower.

We used a roofing contractor, a window contractor and then a GC for the rest (new kitchen cabs and appliances, new carpet in bedrooms, paint interior, and 1 new bath vanity.) 

Lot size: 9,365 House size: 760sqft (2bed 1 bath)Zoned: R2 for Duplex Owned Free and Clear Possibly have to fix foundationI have already contacted an architect to give me an idea about pricing but I had a few questions before I send him info. 1) how do I determine what size I would want the duplex to be. - based on other duplexes around?

It was next door to my first rental/ house hack and had been causing trouble on the street.

I am looking at 3 bed 2 bath.

Purchase price: $257k, 2759 sq. ft, 4 bed, 3 bath, 2 car garage, in ground pool,  centrally located to entertainment and 30 minutes from 2 major downtown locations. 

I reached out to the property owner as the house had been sitting without progress the whole time I was renovating my dollar house right down the street.
