His statement, "...the short answer is that they are omnipotent, all-knowing, and their rulings are final." is also basically correct,HOWEVER, depending on your state, and your state laws regarding corporations and hoas, (and any other laws that are appropriate) (at least some) fines may not be collectable, and others may be.

The notice of sale must contain the time and location of the foreclosure sale, as well as the property address, the trustee's name, address and phone number and a statement that the property will be sold at auction.

One person said that I could have the closing company add my fee in the "Title Charges area of the HUD statement (in the 1100 section) add a line that says Clear Title and your company name (other than the company doing the negotation - perhaps a sub company of yours).
