Would like to get peoples opinions on the growth of the market, is my price range worth investing in( not seeing a lot of properties that can follow the 1-2% rule), are places like fountain square/ herron morton/bates-hendricks worth buying in or is it already too inflated?

Doing a rough estimate by square footage could land you in a bad spot so I would try to get a better estimate with a contractor during the inspection period before ultimately following through.

I recently started thinking of just removing the arch’s and making them all square.

Then once she is back on her feet or has the government assistance, then she can start making full rent payments along with something towards any back payments.

I have been also looking for multi family properties in Sacramento so I can house hack and get my feet wet with real estate investing.
