So that when you do have a deal in front of you you have options and aren't left scrambling.Hope this helps.the deal as presented would be financial suicide to take a HML on .. not nearly enough spread unless your going to just refi and keep and even at that may need extra capital.. for a flip its break even at best

@Ashish Acharya Thanks, we knew about the amortization for the term, just didn't know if we could do it as one item or had to spread it out over all the properties in the loan.

I have also purchased rentals that were substantially below market on the rents and I likely could have raised the rent 25% in one raise and not lost the tenant but I have opted instead to try to spread that out a bit like over a 2 to 3 year period with larger than normal rental raises but something more manageable for the tenant.
