The mortgages are mostly managed by loan servicers, which have a special branch called "special servicers" for defaulted loans.  

Most IRAs and 401ks disallow alternative assets, but there is subset of the industry that specializes is what are commonly referred to as self-directed IRAs and Solo 401k plans.

5 things to look for in a new agent:1) An Insurance Broker whose licensed in any state you hope to invest in (preferably all 50)2) A broker who specializes in working with investors3) Ask what their on-boarding and renewal processes look like. . . if they stumble or don't seem to have processes in place, move on4) Talk to them about their current clients (specifically with the same size of portfolio)5) Talk to them about your goals as an investor and what their capacity is to potentially help you.
