@Franky Juwana when referring to the size of the flip, the concern doesn't necessarily refer to your willingness to do more work, but rather to the risk profile because of your lack of knowledge.  

With no underlying problems, a house this size goes for quite a bit more than $170k in this area.

That makes this a 7.3 CAP rate, which, in my opinion, is crazy for this size park.  

Hello BPI am under contract on a 10 unit apartment building in Illinois and would like some feedback from other operators of similar sized buildings as to their insurance coverage criteria and annual costs for such coverage.The building is a two story structure built in 1963.  

Until I saw the size of the roof, frankly, I was thinking that the $8000 price tag was too low.

In Somerville, I think a 2/1 of any considerable size would rent above $2k per month (especially given its location).

One LLC owning another seems like an unnecessary level for my size.

For example, maybe an experienced Sponsor wants to continue to increase the size of their investor circle and needs some help with underwriting,  maybe that new-comer can bring that to the table.  

Due to the size I do not think it would be feasible to have an onsite manger and that could land me in sticky situation.

4- wanting to see the size of mortgage I can get approved for even though I am not looking to purchase until later in the year, could this hurt my credit running a check?
