Run your contracts through a local lawyer (I can refer you to mine if you message me directly) and do a better job of letting the seller know what you plan to do with the property.

What message do you guys use on direct mail to out of state absentee's?

Direct mailing, and even getting our hands on tax delinquent lists.

I've considered direct mailings to certain areas of the town (it's a small town of ~130,000 people total) and have even considered renting a billboard to post the website around town where others could read the story.

If its going in a million different directions you are bound to be inefficient, and make mistakes.I have a tendency to do the same.
