Grounds AND neutrals must be kept separate for ANY sub-panel; this sub-panel only has 3 wires feeding in, so ground and neutral are not separate.

I called a Florida lawyer who told be using the geogia corp. will be too complicated and he adviced me to create a separate Florida corp.As I am a foreigner living in France, I am not familiarwith the US legal rules.I would appreciate what BP members think about it

Then in a separate transaction to pass ownership, sell the LLC to a rehabber or landlord and they have most of their work for taxes already done.Also, to HUD, the ownership of the property doesn't change because the LLC still owns it.
