@Christian Morsing get a line of credit backed by your securities (Fidelity, Etrade, etc).

If it's a very average looking listing that is not in an A-grade location, and their calendar is well booked relative to other comps without that amenity, then you could reasonably assume that the amenity is making a difference.

I understand some states even require flood insurance for property located outside the flood plain!

If it's a very new lease, you'd provide copies of the security deposit and first month's rent with proof of deposit.   

Unless it's in a tough location in the house, I usually do the heater myself - it's pretty clean work and it's not hard.
