*Replace needed plumbing parts*Use hardi backer or green boards for walls, make sure all joints and screws are covered with red guard or smiilar water proofing material, adding plastic sheet between the backerboard and the studs will give extra moisture protection.

If your loan payment is less than your old electric bill was it’s a no brainer for people and there’s a lot of soft value as well, the environmental benefit for environs but also libertarians get the warm and tinglys of screwing the utility who usually screws the consumer.

All funny aside, it would be awesome to link up with some other investors in the area and hopefully a realtor that could help us out.Thanks, Kevin  Hi Kevin,My fedora is off for looking into Toledo.10+ years ago folks laughed at me for being Australian and moving to Toledo.Nowadays, it seems like everyone is flocking to Toledo to invest heheGet yourself very solid feet on the ground and make sure to visit regularly.10+ years and thousands of deals and rehabs later, we still get screwed by contractors.It has been, still is and always will be a tough market when it comes to finding reliable folks for pretty much anything.I guess it's just the demographic we are in.Although many won't agree (Nothing new to me though as my whole business career I'm a black sheep), we are finding great opportunities in the 43607 and 43609 zip codes.Great bargaining power and fairly priced.Area is gentrifying and on the up swing.Good infrastructure close by supporting tenant and home owner demand.It's on a "street by street" basis so stay diligent.Best deals to be found on Craigslist, direct mailers and wholesalers.MLS has been dead for years now IMO.The above is just my opinion tho so take it with a grain of salt heheAll the best and much success

New PM uses all new homebuilt software, not what the old PM used, so that is probably a contributing factor that screwed up in the transition.

People in the north can get really screwed if, for example, their property is out of service during the peak summer season when they would typically earn all of their revenueA lot of Northern places are FREAKING OUT over STRs & STR regulations & they don’t seem to be very supportive of it.
