My goal was to build enough capital to have enough down for my own rental properties but havent been able to get a single deal since (tough market) that is until i partnered up with another team who are getting dozens of preforeclosures at a deep discount and either shortsale or wholesale them. my question is, how can i find investors interested in those properties on this app?

That's not how it works.You would have to be able to prove that the seller and the agent knew that there was mold and termite damage.

Cash flow of course depends on what you put down, but if you are thinking minimal down, cash flow will be tough to impossible in todays market.

The reason is that we are buying it owner occupied, and this is the only feasible unit for us to live in (and thereby, underwriting requires that we prove the tenants are gone or leaving).
