It should make the process a bit smoother since they are using they're own underwriting guidelines which can be changed to fit any situation versus the pretty strict guidelines set by the three agencies I mentioned.Hope this was helpful and good luck!!

Looking to understand the qualifications and how long the process takes.

I am new and in the process of purchasing my first Property and was planning on using a FHA Loan.  

I overlooked it and substituted it for reserves instead.

Emphasis in operations include: repetitive, methodical process; unsolicited direct mail campaigning; forced value generation; off-MLS marketing; market arbitrage; options, and creative Seller financing.

We paid $300,000 for the property and are in the process of rehabbing each of the units.  16 units are 1+1, 1 unit is a 2+2 (with a basement of all things) and there are 2 3/2.  

That is, if your screening process is solid, you'll end up with reliable tenants.
