As some others have noted, I would recommend really nailing down the dos/donts and run the numbers prior to telling the tenants yes.

Before you go giving it away to charities that feed, clothe or whatever in the now, why not use it for our future, you know we're going to need it.Find a non-profit, or even a for-profit for that matter, that teaches youth in middle school, high school and even college, the importance of self preservation and financial literacy.

Due to the cash flow of operations, it was impossible to nail a current income figure. 3 banks were involved and one passed off the gap financing to me to broker out. 5 years tax returns personal and corporate, that took up another box.

I also know they will need flet paper, plywood if any bad decking, nails, drip edge, caps, etc.I guess my point is I had no clue how much this stuff was at first.
