I use $25/month for all of the following features: allowing pets, garage, dishwasher, and washer/dryer included.Your methods, amounts, or details may vary, but it is a framework to consider tweaking. 

Often time the filter is matted down with pet hair.

Hi fellow members,  I have a tenant who started his lease about a month ago, and paid rent, security deposit and pet fee with checks that bounced.

I do not ask for an additional pet deposit.

I’m sure my cleaners have their pet peeves and the maintenance techs have theirs but that is like because it frequently means me having to get involved.

I reqire 1 1/2 mos security, 1st mos rent, and $150 cleaning fee, pet fee, etc.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I told him I do not except pets.
