And usually when youre doing repeat business with someone, I at least discount the listing side often to save them some money....making that commissiom difference even less.I will say though I live in a market with fairly complicated laws as well as complicated paper work.

Most of them do it to avoid the paperwork and costs associated with setting up individual LLCs, with the downside being that should a claim be made against the LLC for one property the rest of those properties under the LLC are assets that can also be pulled in to settle any claim.
