I had thought about contributing $200k capital and making the LLC taking a $300k loan from us, but based on my research, that will actually be a much more complicated transaction in terms of paperwork and tax filing. 

Think E*Trade or Fidelity with different paperwork.

I have a drawer over-stuffed with purchase and finance paperwork and insurance information, but I'm wondering if any of it actually necessary to keep on hand.

To actually win though, you will need to be looking relentlessly, have your mental model tuned to spot a good one very quickly, analysis tools ready to validate, and have the paperwork and confidence ready to bid immediately. 

I have been interested in Real estate for a long time and even went to closing on a property that ultimately fell through thanks to a paperwork mix up about 7 years ago.

No paperwork no close. 

And usually when youre doing repeat business with someone, I at least discount the listing side often to save them some money....making that commissiom difference even less.I will say though I live in a market with fairly complicated laws as well as complicated paper work.

Most of them do it to avoid the paperwork and costs associated with setting up individual LLCs, with the downside being that should a claim be made against the LLC for one property the rest of those properties under the LLC are assets that can also be pulled in to settle any claim.

I’m hesitant to spring an estoppel agreement on them as they won’t be used any paperwork at all, and don’t want them to stop paying with the eviction moratorium in place.
