Real estate contracts are not intuitive or user-friendly.

I would be remiss if I didn't mention, Only around 45% of FSBOs that go under contract actually close for a wide variety of reasons.

Also I have on the contract pest control as needed which I never did not have one prior to renting only occasional water bugs and a small issue that was corrected immediately.

Hi Everyone,I recently went under contract for a package of three houses with a 21 day due diligence window and a closing period of about 60 days after contract signing.  

We asked seller what if the tenant does not leave on that day, and sell agent said according to the contract we are not asking seller to have the property vacant so its not their problem after closing. and they insist the tenant will leave on 4/5/2018 which doesn't mean anything to us.

But these are also excellent opportunities for bad actors to collect money from a buyer and then fail to deliver when the contract is fulfilled. 

Lets say you are a wholesaler and win a property at a sheriff sale or sign a contract with a seller for $100,000.

One that knows how to do a double close or will work with a assignment contract.

Anyone that was preapproved 3 or 4 months ago, and going under contract now, is getting pissed off.

How would you guys structure the contract?
