I have found a number of other users posted this question in the forum over the years but I cannot find a resolution anywhere.The way the Rental Property Calculator derives the "Profit if sold" number seems to have an error in it if you are using the function to increase the rental rate and expenses each year.

The fix and flip loan will either more expensive, a higher rate, or generally a bridge loan without rehab (it may also require more down) in most cases.

We ended up putting $180,000 additional into the property to cover operating expenses, which we were able to reimburse ourselves through the warehouse property sale and operating profit since 2023.
