some states that would be a very big violation to the point were they could lose their license

So the education piece is well underway.I announced before that I was going to enroll in the Pre Sales Real Estate license class.

Primarily I want to find deals for me and think having my license is a good way to start.

Have them bid on the work you want done so you can compare prices and ask to see their previous work/make sure they are licensed, and can sign a liability agreement, protecting you and your business.

And because I apparently love to study, I am going to get my real estate license as soon as I can.

(You might not want to try this approach if you are a soft sale because they will be very good at what they do, and they are a good option for people desperate to sell who want to offload a problem).Partnering with an expert is not a bad idea if they have a proven track record, can sell the property without paying listing commissions (they will need to be licensed) and if they will put the renovation money up and manage it.
