I'm not counting on that to actually happen but if it does what would be the next step we would have to do she has no agent to put a legit offer together and I obviously don't have an agent either do we start with her lender or a title company ?

Stephanie, I apologize for being presumptive, but you did not state how you came upon the property/whether there is a seller’s agent, and all else seems legit.

And did anyone verify the letter's author was legit?

Some reporters try and cover their bases by putting 1 line that says something about there being legit people out there, but they do so knowing that sentence or small paragraph is going to be largely ignored.

I only know of one legit wholesaler in the Nashville/Mid-TN area.

This one is a 1 fam and needs a full renovation as well, so my offer of 35K is pretty legit.

Now that’s not to say a legit lender doesn’t charge upfront fees.

@Jill Haselman I am not sure if they had vetted them, but I do know they put this list together them selfs and assume that they are legit, but you know what they say about assuming.

For multi's, there are only a handful of areas, east of 95 freeway, near Summerlin, Spring Valley near chinatown, and behind MGM Casino, near strip, cross Tropicana and Maryland. 

(kind of likely, but not really)OR3. is fully legit and is 1,000,000 times better than all of us put together.
