I've used other info from other places for lease options, owner financing, et.cI have found that many sellers are not interested in you assigning the property to someone else mid-escrow, etc.

I prefer to have 1 LLC per property and a management LLC ( that I also own)  recive all the rents ( and lease to the tenants) from each LLC.
