A couple of thoughts- that bathroom tile failing under the window seems to me strong evidence of leaking at the window and moving down the wall, whether it be from the shower or from outside.  

If leak in the roof is fixed or furnace is cleaned & serviced or repaired - then these would go under expenses as well.

Inspector noticed mud trails, rotted out 2x4 sills and water leaks here and there.

Some people have had horrible experiences with pinhole leaks from copper pipes. 

Water leak in upstair bathroom may cause you to also fix the downstairs ceiling.  

(roof leaks, plumbing issues, HVAC problems.)

The one I just rehabbed for rental already came with a new furnace, I just had to replace the roof and also put in a new water heater because the one that was there was getting rather old and was starting to leak.

For example, I recently had a leak in the wall of a mobile home that I have rented. 

Yesterday there was a leak coming from a valve that comes out from the wall under the bathroom sink, so he turned the knob on the valve to tighten it which caused the knob to snap/break off.
