Your last point is your best point - you'd much rather have the tenants out.

We have sold 10 properties in the last 3 months and currently have 10 properties for sale through out the east coast.

Unless you have reason to think that the area you're in will continue to rapidly appreciate (I know Seattle is on fire now, but I'm not sure this can last that much longer), I would lean toward selling.

I have found a few fundng options in the last 24 hours.The challenges I am facing are as follows:Firstly, I am 18 years old, I am super determined in owning my first property in the next 3 months, but I am still writing my final exams.
