The reason landlords, especially large multi family owners have stated , objective criteria is so if they get sued for discrimination against a protected class, they have a solid defense to tell a judge with their consistent, objective criteria. 

If you consistently analyze properties, it will be much easier to recognize a good deal when it shows up.

I also think everything posted on BP is moot since it all consists of people's thoughts and opinions and has no real effect on the underlying matter. 

Have a small plaza that consists of mainly mom and pop style stores/ tenants.

If you are consistent with learning real estate over the next 4-6 months, you’ll be ready to purchase your first (or next) property in NO TIME!

Avoid anyone that doesn't get you a bid when they say they will or submits a bid that consists of a few sentences on a Word doc.

Ultimately, appraisers have a large amount of discretion in determining difference in build quality and layout, but keep in mind they're doing all of this from MLS pictures and property appraiser information, so those differences aren't always immediately discernibleThe Gator Cir area of Cape Coral is seeing a lot of development right now, and it has huge appreciation potential with some of the lowest lot prices, but I personally would recommend trying to find something a bit further South, closer to Pine Island Rd, where demand has already been well-established, unless you're willing to take the bigger risk

My only complaint is you do not get quite the consistency of 'cleanliness' every time because different people may be cleaning it from one day to the next, but my guests are happy with the conditions each check in and I simply go straight to the owner for any coaching or complaints that might come thru.
