That’s sort of the opposite of what you want on BRRR, though breaking down your rental by room may bump that number up but introduce more volatility.I think there are definitely close to 1% numbers in PG neighborhoods, though not the trendiest ones.Running some preliminary numbers, it looks like there are properties in Ann Arundel just south of Baltimore that would perform fairly well as rentals.

The woman responded to me with "I'd sell this house in 5 days if I could"So I got her contact information, introduced myself as a real estate investor, even though I barely know anything about this game, and told her that if I couldn't find a reason to buy it myself I might have a couple of people who would be interested.We have a phone call scheduled for later this week, so right now I am reaching out to anyone who might have any ideas on how to proceed.

@Jose Castillo, I am not sure what you mean by "how long did it take you take down"My wife and I bought ours from a wholesaler that came referred to us as trustworthy.We had cash in hand before we ever called him.Contract signed the day we touredClosed in a couple weeksRenovations took about 2 monthsIt was under contract the day before we actually listed itClosed on sale 45 days laterWe had a mentor, who introduced us the wholesaler and went to both a lot throughout rehab.
