ALL,, even parts of East Cleveland, ( I know what you're saying this guy is crazy east clev, well pricing there has double tripled or more and IMO going higher, those in the know understand why ) Parma good luck making money there, you missed that boat by 5 years, even GH prices have tripled or more over the last 5, 6 7 years.

I think it's also worth mentioning that having a Plan B replacement property is also critical in mitigating the timeline risk.Even if the preferred replacement property is already under contract well before the 45-day window.There are many unforeseen circumstances that could result in a deal falling apart before closing, even if things appear to be smooth sailing from the start.

Check in with @Joseph Chiofalo he's our go to investor lending parter for 20+ years for some creative options, as he does a lot of loans in the area..he might have an investor friendly RE broker referral as well.

I think they mainly help people determine if unpermitted additions can (likely) be made legal or not, but seems like they could be useful in your situation as well.  

The rents are good in this area, and it should cash flow well.
