I am all for capitalizing on good deals, but particularly if it means selling assets that you wouldn't have otherwise been contemplating selling, just to try to time this market, is a risky play in my eyes.

I would rather catch the virus than endure all of that.

We do have the cash to purchase but the rehab money is the catch

I own all my LTRs with no mortgages.I will as always keep my eye out for more cheap cash deals as these are low risk.I think you will be extremely lucky if you don't have tenants that struggle to pay rent for the next couple months.

Hoping our community can come together in this time.I foresee a lot of tenants will be financially impacted by the closures necessitated by COVID-19; many are hourly employees who are out of work for the foreseeable future.I think it's wise to get ahead of the problem many will face paying rent in the coming month or two (we all know how hard it is for tenants to catch up once they fall behind) and encourage them to reach out to appropriate organizations for assistance.

Most Milgard resellers are installers, it catches their ears when you tell them what price you’re willing to pay, certainly not 6k but something around the ball park.

I do need to adjust for heat/AC though, good catch!
