How can we effectively pursue the charges if the tenant refuses or ignores the responsibility to cover the repair costs?  

My son owns an immaculate 2 bedroom 1.5 bath townhouse, is moving out of state for work, and is  looking for a good, responsible tennant to rent his beautiful home.

Is there any type of expense associated with that, i.e. does the landlord require the space renter carry a certain type of insurance, are they responsible for anny HOA/maintenance fees, taxes?

I thought this seemed like a pretty solid way to get some cashflow and roll it into eventually owning Airbnbs and or long term rentals.

The more specific you can be about the problem you are trying to solve, the better response you will get.

@Josh Pulley - the advise @Nathan G. gave was solid.  

I started doing some research on some hard money lenders in AZ, I have personally decided that I don't want to go that route until I have more solid abilities to continue payments if something goes awry. 

If it's a credit union, they are a federal institution so the LO's are not responsible to be individually licensed.
