I decided to just strip it and put up hardi plank...The three main things appeared to be:1) proper cleaning of any chalked paint and scuffing of any smooth surfaces, 2) using a base coat desenged for proper adherance, and 3) since aluminum will expand and contract more than wood with changes in temperature, you need a paint that is relatively flexible.

After all the original FHFA RFI was geared to "all" solutions, it is simply curious that so many came back with the same ideas that were already "floated".Anyhow, the 8% is of course relative also, is it an unleveraged return using leverage monies, is it guaranteed risk free, is it including capital appreciation, etc.

Once the property is ready, find a tenant and manage the property on a long term basis.Obstacle A and C can easily solved by finding a good Realtor who is local to the area and build a relation ship with him/her.

Pros- relatively easy to comp, generally lots of similar inventory; usually limited rehab requiredCons- higher holding costs; bureaucracy/admin issues with HOAsThis is assuming a flip- if you're thinking buy and hold then that's a whole different ballgame with different pros/cons.
